VOW Terms of Use

Sold prices, comparable sales, and certain other data on this site are made available through a Virtual Office Website ("VOW") under Keys & Co.'s data license agreement with the Toronto Regional Real Estate Board (TRREB). Access to this data is a privilege granted to registered consumers under TRREB's MLS® Rules and Policies, not a general public feature — by registering and agreeing below, you become a "Registrant" under this VOW.

1. Eligibility

You must have a bona fide interest in the purchase, sale, or lease of real estate to register for VOW access. This isn't a research or data tool for unrelated purposes.

2. Registration

To access sold prices and comparables, you must provide your name and a valid email address and affirmatively agree to these terms. Keys & Co. keeps a record of Registrants and the date this agreement was made, as required by TRREB's VOW policy.

3. Data is proprietary and licensed, not public record

Sold price and comparable sales data displayed to Registrants originates from TRREB's MLS® system and is proprietary to TRREB and its Participants. It is provided for your personal, non-commercial use in evaluating real estate — not for republication, resale, or redistribution in any form.

4. No scraping or bulk collection

You agree not to use automated tools, scripts, or bots to collect, copy, or download sold data in bulk, and not to share your registered access with anyone else.

5. Accuracy

Sold prices and comparables are deemed reliable but not guaranteed. Data may lag, be corrected, or be withdrawn if a board/member requires it. Nothing on this site is a substitute for an agent-prepared Comparative Market Analysis.

6. Compliance monitoring

You agree that TRREB and its Members or their authorized representatives may access this VOW to verify compliance with MLS® Rules and Policies, including the VOW Rules.

7. Revoking access

Keys & Co. may suspend or terminate a Registrant's access to sold data at any time, including for suspected misuse, without affecting your regular account (saved listings, active-listing search remain unaffected).

8. Relationship to our general Terms of Use

This agreement is in addition to, not in place of, Keys & Co.'s general Terms of Use and Privacy Policy, both of which continue to apply.
