Programs and rebates worth knowing about
Ontario Land Transfer Tax Rebate
Eligible first-time buyers can get a rebate of up to $4,000 on Ontario's land transfer tax โ enough to cover the full provincial tax on homes up to roughly $368,000, with the rebate applied against the tax owing on higher-priced homes.
Toronto Municipal Land Transfer Tax Rebate
Buying within the City of Toronto adds a second land transfer tax โ but first-time buyers can also get a rebate of up to $4,475 on that one, for a combined saving of up to $8,475 between the two rebates.
Tax-Free First Home Savings Account (FHSA)
The FHSA lets first-time buyers contribute up to $8,000 a year (up to $40,000 lifetime), with contributions tax-deductible and withdrawals for a first home completely tax-free.
RRSP Home Buyers' Plan (HBP)
You can withdraw up to $60,000 from your RRSP tax-free toward a first home (up to $120,000 combined for a couple), repayable back into your RRSP over 15 years.
