GTA Housing Market Update Summer 2026

Summer has arrived in the Greater Toronto Area, and with it comes fresh data that tells an interesting story about our housing market. If you have been watching from the sidelines or actively searching for your next home, the June 2026 numbers reveal a market in transition that is worth understanding before you make your move.


Sales Are Climbing While Prices Remain Below Last Year


The headline number catching everyone’s attention is sales activity. Across the GTA, including Toronto, Mississauga, and Brampton, home sales in June 2026 were up roughly 9 to 10 percent compared to June 2025. That represents a meaningful shift in buyer confidence and activity levels after several quarters of cautious market conditions.


Interestingly, even with this increase in sales, average home prices remain a few percentage points below where they were last summer. This combination tells us that buyers have been taking advantage of improved affordability conditions, but the window for these price levels may be narrowing.


The Inventory Puzzle: Fewer New Listings Mean Less Choice Ahead


Here is where the market dynamics get particularly important for buyers. New listings coming to market have been declining. Fewer homeowners are deciding to sell right now, which means the inventory that seemed abundant earlier in the year is starting to tighten.


To understand what this means for you, it helps to know about a metric called months of inventory. This measures how long it would take to sell all available homes at the current sales pace. Generally, four months of inventory represents a balanced market. Above six months favours buyers with more negotiating power, while below three months tilts the advantage toward sellers.


Right now, inventory levels across the GTA remain higher than we saw during the pandemic peak when bidding wars were the norm. That is good news for buyers who value having choices. However, the combination of rising sales and falling new listings is steadily reducing months of inventory. Some neighbourhoods in Toronto and Mississauga are already seeing this shift happen faster than others.


What This Means for Your Home Search


If you are actively looking to buy, this summer presents a compelling opportunity. You still have reasonable selection compared to recent years, and prices have not yet responded to the increased sales activity. Sellers in many areas remain open to negotiation, particularly if a property has been listed for several weeks.


That said, the trend line suggests conditions will gradually tighten through late 2026. When sales rise and new supply drops, prices typically firm up in the following months. Waiting too long could mean facing both higher prices and more competition from other buyers.


For different property types and neighbourhoods, conditions vary. Condos in downtown Toronto face different dynamics than detached homes in Brampton. Understanding your specific target area makes all the difference in timing your purchase well.
