Land Transfer Tax Ontario Guide: Toronto Buyers Pay More

If you’re planning to buy your first home in the Greater Toronto Area, you’ve probably heard about land transfer tax. This one-time cost can add thousands to your closing expenses, and if you’re buying in Toronto specifically, you’ll face an additional municipal tax that catches many first-time buyers off guard. Let’s break down exactly what you’ll pay and how to plan for it.

What Is Land Transfer Tax?

Land transfer tax is a fee you pay to the province when you purchase a property. Think of it as a transaction tax based on the purchase price of your home. In Ontario, every buyer pays the provincial land transfer tax. However, Toronto residents pay double because the city introduced its own municipal land transfer tax in 2008.

The tax is calculated on a sliding scale, meaning the rate increases as your home price goes up. For the provincial portion, you’ll pay 0.5% on the first $55,000, then 1% up to $250,000, 1.5% up to $400,000, 2% up to $2 million, and 2.5% on amounts over that threshold. Toronto’s municipal tax mirrors this structure exactly.

Show Me the Numbers: Example Calculations

Let’s look at a real example. If you purchase a condo in Mississauga for $650,000, you’ll pay the provincial land transfer tax only. Your calculation would look like this: $275 on the first $55,000, plus $1,950 on the next $195,000, plus $2,250 on the next $150,000, and finally $5,000 on the remaining $250,000. Your total provincial land transfer tax would be $9,475.

Now, if you buy that same $650,000 condo in downtown Toronto, you’ll pay that $9,475 provincial tax plus another $9,475 municipal tax, bringing your total to $18,950. That’s nearly $19,000 just in land transfer taxes before you even move in.


For a typical Toronto home priced at $1.1 million, buyers face approximately $32,000 in combined land transfer taxes. This is why budgeting for closing costs is absolutely critical when planning your purchase.


The First-Time Buyer Rebate: Your Saving Grace

Here’s the good news. First-time buyers in Ontario can receive a rebate of up to $4,000 on the provincial land transfer tax. If you’re buying in Toronto as a first-time buyer, you can also claim a municipal rebate of up to $4,475. These rebates can cover the entire land transfer tax on homes up to approximately $368,000 for the provincial portion and $400,000 for the municipal portion.


To qualify, you must be at least 18 years old, occupy the home as your principal residence within nine months, and never have owned a home anywhere in the world. Your spouse also cannot have owned a home while being your spouse.

How to Budget for Land Transfer Tax
